Q: What happens at the end of the master lease?

Q: How do I know the work will be done safely?

FAQ For Property Owners

A: Scope of Work Approval. Before a single paintbrush touches a wall, we present a clear design proposal and scope of work for your formal review and approval. You maintain full final sign-off on color palettes and major aesthetic updates.

A: You Keep the Upgrades. When our lease term ends, all cosmetic improvements remain with the property, leaving you with a fully modernized, higher-value asset. Alternatively, our master lease agreement includes clear "Make-Good" or "As-Is" terms so there are no surprises.

A: Insured & Compliant. We hold full public liability insurance and require all trades to provide certificates of currency. Your property remains fully protected throughout the upgrade process.

2. Living in a Shared Home

Is my room furnished?

  • It can be furnished or you can furnish the room yourself if you already have furniture.  Your private room comes equipped with essential modern furniture (bed frame, mattress, desk, chair, and wardrobe/storage).

  • You are responsible for supplying your own personal bedding, towels, and private room items.

What are the expectations for shared common areas?

  • Clean-As-You-Go: Common area cleaning services maintain the property overall, but residents are required to clean up immediately after cooking, washing dishes, or using shared facilities.

  • Personal Belongings: Store personal items, groceries, and toiletries in your designated room or assigned storage cupboards/fridge shelves.

What is the quiet hours policy?

  • Standard quiet hours are 10:00 PM to 7:00 AM daily.

  • Please use headphones for music/TV during quiet hours and keep phone calls and voice levels respectful.

Can I have guests stay over?

  • Day visitors are permitted, provided they respect other housemates and house rules.

  • Overnight Guests: Due to occupancy limits, safety regulations, and fair utility usage, overnight stays require prior notice/approval from management and must be kept short and occasional.

3. Repairs, Maintenance & Cleaning

How do I report a maintenance issue?

  • Routine Repairs: Submit a written maintenance request via the Resident Portal or email management with details and photos.

  • Urgent / Emergency Repairs: Call our emergency line immediately for severe issues such as total power outages, major water leaks, or broken lock security.

How often are shared areas cleaned?

  • Common areas receive routine professional cleaning (typically weekly or fortnightly).

  • Residents remain responsible for day-to-day tidy habits (washing cookware, wiping counters, disposing of personal rubbish).

4. Safety & House Security

What are the key fire safety rules?

  • Smoke Alarms: Never cover, tamper with, or disconnect smoke alarms.

  • Heaters & Appliances: Do not leave space heaters running unattended. Keep heaters at least 1 meter away from bedding and curtains.

  • Corridors & Fire Exits: Hallways, stairwells, and doorways must remain clear of personal items, bicycles, and shoes at all times.

What should I do if I lose my keys?

  • Contact management immediately. Replacement keys or lock updates may incur a key replacement fee.

5. Tenancy Rights & Support

How does room entry work?

  • Your Private Room: Management will give proper written notice (as required under the Victorian Residential Tenancies Act) before entering your private room for inspections or necessary maintenance, except in emergencies.

  • Common Areas: Management and authorized maintenance contractors may access shared areas (kitchen, hallways, grounds) for routine property care and cleaning.

What if I have a conflict with a housemate?

  • We encourage open, polite communication first to resolve minor day-to-day misunderstandings.

  • If a conflict cannot be resolved or violates house rules (noise, cleanliness, safety), report the issue confidentially to management so we can mediate.
